Shopfront and studio apartment

Located at the city end of South Melbourne, the concept for the fit-out of this building was to create a flexible-use commercial ground floor property, with a residential apartment above. The commercial and residential entities needed to be independently leased, with separate entry and exits.

As a lease property, the client’s brief called for the ground level to allow flexibility for potential tenant needs. Internally, paired back materials, teamed with suspended track lighting and discreet cabinetry are combined to unify the partially zoned areas. 

The fit-out of the upstairs one-bedroom residential apartment utilises similar elements of light, paint and cabinetry to achieve a consistent aesthetic. The features and amenities are designed to appeal to an inner city lifestyle or the potential for short term accommodation.  

The light-filled minimalist kitchen, bathroom, laundry facilities and generous living space, ensures the longevity of its appeal and creates a canvas for future tenants’ individual specifications/requirements. 

The project was completed within a restrained budget and the building procurement process was achieved by working closely with a builder from the early stages of design. The integral role of co-ordinating consultants, and liaising with the Owners corporation manager, made communication an important component of the project development.
